What is a timber appraisal ?

A timber appraisal provides an estimated financial value of the marketable timber and/or any young timber that cannot be sold based on a statistical sample or “timber cruise”.  Current timber values are then applied to each of the various products and a final appraised value is compiled for that date in time.

Timber appraisals are used by landowners and professionals such as attorneys, accountants, bankers, timber buyers, land appraisers, real estate agents, and land developers in the following areas:

  • Buying and selling timber or land
  • Determining original, current, and adjusted tax basis values
  • Establishing the value lost due to timber trespass or other legal actions
  • Settling estates
  • Establishing values for loans

For example, if a hurricane or wildfire destroys your timber, the IRS will NOT allow you to claim any losses unless you have an adjusted tax basis already established with a timber appraisal.

WoodsRun Consulting Forestry can provide you with a customized professional timber appraisal for any of the projects above and expert witness services if needed.
