Timber sales can generate large sums of money ... IF they are marketed the right way.
A timber buyer’s goal is to buy timber for his company at the lowest competitive price possible, which makes good business sense for them.  Most timber buyers prefer to negotiate and buy timber by the ton, cord, or board foot, so they don’t tie up their own money in a lump sum sale.  Remember, timber buyers are in business to make a profit, the lower the price they give you for your timber, the more profit they make.

Beware! – If you sell by the unit, it is your responsibility to track how much volume and which products have been removed.  This can make it difficult to know exactly how much they really owe you on each settlement.

A consulting forester’s goal is to sell your timber for the highest possible price.  Research at the University of GA has shown that lump sum sealed bid sales (getting all of your money up front) by consulting foresters bring up to 50% more than what a landowner would get by negotiating with timber buyers (getting your money as it is cut).

The key to selling your timber for the highest price is competitive bidding and knowing what it is worth before you sell it.

WoodsRun Consulting Forestry can help you sell your timber:

  • We appraise the timber so you and the timber buyers know what you have to sell.
  • We develop a set of conditions for the sale and logging of the land that meets your needs and will become a part of the timber deed or timber contract.
  • We send out invitations to bid on your timber to more than 80 timber buyers in North and South Carolina.
  • We work with you, the timber buyer, and attorneys to develop a timber deed or other contracts as necessary.
  • We manage the timber sale to make sure the buyer and the logger follow the set of conditions you set up before the sale in the harvesting agreement.
  • We make reforestation recommendations after the harvesting is completed.
